Will Format for Property in Punjab: Free Word Download

By Advocate Narinder Kumar, NK Associates · Updated October 2026

A Will decides who gets your property after you, and avoids family disputes and long mutation cases. Under Section 63 of the Indian Succession Act, 1925, a Will must be in writing, signed by the person making it (the testator), and attested by two witnesses who saw the testator sign. No stamp paper is needed, and registration is optional, though registering it with the Sub-Registrar makes it much harder to challenge. Read our inheritance and mutation guide for what happens after death.

How to fill and use it

Step 1: Describe property exactlyFor land, copy the Khewat, Khatauni and Khasra numbers, village, tehsil and district from the latest Jamabandi (fard). For a house, give the house number, area and boundaries.
Step 2: Say clearly who gets whatName each beneficiary with parentage and relation to you. Add who gets everything else (the residue), so nothing is left out.
Step 3: Choose your witnessesUse two adults who are not beneficiaries, and not the husband or wife of a beneficiary. Under Section 67, a gift to an attesting witness is void.
Step 4: Sign togetherSign every page in front of both witnesses; both witnesses sign in your presence. A doctor's certificate of sound mind helps if you are elderly or unwell.
Step 5: Register and store safelyRegistration is optional but recommended. Keep the original in a safe place and tell the executor where it is.

Common mistakes to avoid
