General Power of Attorney Format for Property in Punjab (NRI): Free Word Download

By Advocate Narinder Kumar, NK Associates · Updated October 2026

A General Power of Attorney (GPA) lets a person you trust act for you: deal with tenants, appear before the Patwari or Tehsil, pay taxes, or file and defend cases. It is used most by NRIs and elderly owners. The Supreme Court has held that a GPA is not a transfer of ownership, so a property cannot be bought or sold by "GPA sale". Give only the powers you really need. Read our NRI property guide for more.

Free to download and edit in MS Word, Google Docs or WPS Office on your phone.

How to fill and use it

Step 1: Choose the powers carefullyKeep the clauses you want and delete the rest. Powers to sell, mortgage or gift property are serious; give them only to someone you fully trust, and only for the property named.
Step 2: Describe the propertyGive the full description of each property from the sale deed or Jamabandi.
Step 3: Sign in IndiaOn e-stamp paper of the value applicable in Punjab, before the Sub-Registrar with two witnesses. A GPA covering sale or mortgage of immovable property should be registered or authenticated by the Sub-Registrar.
Step 4: Signing abroadSign before the Indian Embassy / Consulate, or before a local notary with an apostille. After it reaches India, pay the stamp duty within 3 months and get it adjudicated or registered before use.
Step 5: Revoke when not neededA GPA can be cancelled by a registered revocation deed. Inform the attorney and the offices concerned.

Common mistakes to avoid
