Rent Agreement Format (11 Months) for Punjab: Free Word Download

By Advocate Narinder Kumar, NK Associates · Updated October 2026

A written rent agreement protects both the owner and the tenant. Most residential agreements in Punjab are made for 11 months, because a lease for more than one year must be compulsorily registered under Section 17 of the Registration Act, 1908. The format below covers the points that most often lead to disputes: rent, deposit, repairs, notice period and handing back possession.

Free to download and edit in MS Word, Google Docs or WPS Office on your phone.

How to fill and use it

Step 1: Print on e-stamp paperPrint the agreement on e-stamp paper of the value required under the Indian Stamp Act as applicable in Punjab. Any authorised stamp vendor can tell you the current value.
Step 2: Fill in every blankWrite full names, parentage, addresses and ID numbers of both parties, the exact property address, rent, deposit and dates. Leave nothing blank after signing.
Step 3: List the fittingsFill the schedule at the end (fans, lights, geyser, AC and so on). It avoids arguments when the tenant leaves.
Step 4: Sign with two witnessesBoth parties sign every page. Two witnesses sign at the end. Getting it notarised is common and adds proof of the date.
Step 5: Do police verificationGive the tenant's ID and photographs at the local police station or Saanjh Kendra for tenant verification. Keep the receipt.
